Description

Whether your garage is a sanctuary or a storage facility, the Park Smart Garage Door Seal is a must. The door seal creates a water and weather-resistant threshold that blocks dirt, leaves, puddles and curious critters from calling your garage home. And, the seal helps stabilize garage temperatures for added comfort.

The door seal is made from a heavy-duty vinyl-polymer strip that bonds to your garage floor where it meets the door. The 3½” wide strip rises just enough—only ½”—to cut-off the crud without causing a trip hazard. Plus, roll-up doors, hinged doors and even walk-through doors can be sealed with the Park Smart system.

The kit’s complete with everything needed to stop the persistent onslaught of dirt and moisture sneaking into your garage. "Since I installed the garage door threshold it hasn't rained hard. The product didn't seal my garage door but that is due to the door not the seal. I'm sure this will help keep out debris but not so much water....time will tell."

"I am very pleased that the ordeal of fighting the blown in rain and leaves is over. Even with the standard Garage door bottom seal, water would always end up in our garage after a rain or leaves and dust would blow in. This garage door threshold went in in 20 minutes and my water problem is solved. My only beef is that the product is a little expensive for a piece of rubber, which is why it took me awhile to decide to try it. Thankfully it works like a charm and I'm not sorry I bought it, just sorry I waited so long!"

"We received the product as described. The instructions were easy to follow and the garage door threshold seal works great. "About 25 years ago, we installed a garage threshold strip on the floor of our garage. The strip did a great job keeping water and debris out of our garage. Suddenly, it ceased to be effective. We had a lot of water coming into the garage. After observing the siutation during a heavy rain, it appeared that water was seeping in underneath of the strip. My husband took off the old strip, and we ordered the Park Smart Garage Door Threshold Seal. It came quickly and with all the components needed for the installation. My husband carefully installed the new seal. We had high hopes that after installing the new strip that our garage floor would be totally dry after a big rain. Alas, there is still water coming in. The situation has improved, but we are still getting water in the garage after a substantial rain."

"My garage has leaked water under the door for 7 years we've owned it. I put your Park Smart Threshold Seal down and we had several storms, one so strong there were tornado warnings out with blowing wind and rain and we didn't get a drop in the garage. "This is the second Park Smart® Garage Door Threshold Seal I have installed. I installed them for both of my garage doors and my daughter's doors. They work great when you have a slight reverse pitch just outside of the doors. Or, where the wind blows rain in under the doors. Makes a good seal with the doors. I highly recommend them."

"I recently purchased a new garage door exceeding hurricane standards. Great door, however, my slab was slightly high in the middle on thus slightly low on both sides. The threshold seal did the trick, no water, no debri. The 16' length fit perfect, no cutting required. The brown color matched perfect with my paver driveway. Fast delivery. Top notch transaction."

"My Park Smart Garage Door Threshold Seal is exactly what I was looking for. I had done an extensive search on the web and Auto Anything had the best price and shipping deal. The only thing, on a negative side, is that I would have liked to purchase just the seal alone. I already had a caulking gun, in fact I have 5 of them and I already had the Liquid Nails. So it would have been more to my own advantage to have just been able to purchase the seal. That would have saved me a lot of money. It has not rained hard enough for me to tell if the product will work and keep water out of my garage, but so far I have not had any critters come in. I live in AZ and I am trying to keep scorpions, spiders and lizards from entering."

"If you think this will replace the seal on the bottom of your garage door don't buy this seal. You will still need a decent bulb seal on the bottom of your door. Also, the caulk gun is junk. Use your own decent caulk gun and save your hands. The Liquid Nails is thick and doesn't come out easily with the gun supplied. The threshold is also a potential trip hazzard. Not as great as they make it sound, but it will suffice."
