"The seal was perfect for my garages. I bought the 20' strip and cut it for my two 10' doors. There was a tube of glue left over and they work like a champ."

"Always had water on one side of my garage floor due to heaved broken concrete outside. Not now, even with old rough concrete, (which for my app was the hardest part-cleaning it!) now it's dry. Great Idea!"

"Everything needed was in the box. Installation was easy and went very well. Two people would be helpful when setting the threshold to keep other end from flopping into adhesive. Some mention should be made in sales literature that epoxied or painted floors will void manufacturers warranty on sticking. It should be installed directly on unpainted concrete. It has solved my water problems (migration from outside under the door seal)."

"This is just what I needed to stop the water from entering under my garage door. Installed in about 1 hour, just before the heavy rains in our area. Not a drop of water came under the door. Very nice product and works great."

"Every time a storm came through we got puddles in the garage not to mention the critters that found our garage a safe haven in winter. We installed the Park Smart Garage Threshold seal and also added new Park Smart Garage door seals to the bottoms of both garage door and now no more floods. I'm also looking forward to a critter free winter too. Yeah!"

"Good product, everything needed to install the threshold was included in the kit. I was having problems with water coming in, but no longer. I actually bought two kits, a 16' and an 18'. Both fit perfectly. I would suggest changing the door bottom seal at the same time so it takes a set with the new threshold."

"I had an issue with water coming through my door due to a low spot in the concrete. This product worked to solve it and was very easy to install. It glues to the garage floor, then the door presses against it to make a tighter seal. I was able to cut the ends with a razor knife and have a very tight fit. Since I needed to only seal up one end of my door, I installed it on a slight angle - one end catches more of the thickest part while the other catches only the thinnest part. Take your time to play with it and find the best fit. Remember, you can only cut once so be certain you measure correctly."

"Everything needed was included. The company upgraded the adhesive to 'Liquid Nails". Two tubes were provided which is more than enough. The seal is water and light tight which stopped the water intrusion problem during wind driven heavy rain storms. Looks good. No disappointments."

"If you have read previous reviews some have commented that the 16 foot kit is about 3-6 inches to short to touch metal guide to metal guide on the door track. I ordered the 18 foot kit and cut it to fit. Extremely easy and fast. Product works great. I bought it to keep out the snakes and bugs... So far so good."

"I had an extra pair of hands when laying down the threshold..., FYI. VERY easy to install. We were impressed because the box includes everything you need to install the threshold. Most other "internet stores" offered the threshold with a little tube of glue. Auto Anything includes: threshold, two liquid nails, the caulking gun and very easy to follow instructions. Every garage is unique, so take your time and place the threshold in the correct location (not necessarily the same as the picture shown on the box). With two people, the job goes quickly and the threshold is easy to lay atop the glue. I actually had to cut a little off the 16 foot threshold to obtain a perfect fit. Thanks for having everything needed in one box. We'll be back! :-)"

"Creates a great seal from debris. Had leaves that would still get in under weather stripping attached to door. Item seems to have done the trick. Dont park in garage so not sure how it would hold up to contant tires pulling in and out."
