"I had an extra pair of hands when laying down the threshold..., FYI. VERY easy to install. We were impressed because the box includes everything you need to install the threshold. Most other "internet stores" offered the threshold with a little tube of glue. Auto Anything includes: threshold, two liquid nails, the caulking gun and very easy to follow instructions. Every garage is unique, so take your time and place the threshold in the correct location (not necessarily the same as the picture shown on the box). With two people, the job goes quickly and the threshold is easy to lay atop the glue. I actually had to cut a little off the 16 foot threshold to obtain a perfect fit. Thanks for having everything needed in one box. We'll be back! :-)"

"Creates a great seal from debris. Had leaves that would still get in under weather stripping attached to door. Item seems to have done the trick. Dont park in garage so not sure how it would hold up to contant tires pulling in and out."

"For my 16' doors the seals were just a tad to short. They did cover the complete door but did not extend out at all.
I still get leakage around the ends. The product is good but they could have been great if they had been 3" longer on each end to completely seal the opening."

Park Smart Threshold Seal for Condo Garage

"The outside payment to my garage entrance slopes slightly into the garage. During heavy rains, some water puddles inside the entrance. Leaves also tend to blow into the entrance. This seal should stop the water inflow and the 1/2" height of the seal should be just enough to stop most of the leaves from blowing in.
The seal was easy to install. Two tubes of glue were provided, but I ended up using only a single tube - I did put down the three quarter inch beads as recommended in the instructions. I laid down the seal for about two days prior to the gluing. This allowed the seal to finally lay flat on the concrete as a result of the hot sun taking out the coils. The brown color matches with the light tan color of the garage floor. Should know in a couple of months if the water problems are fixed. I do have a concern about UV damage from the sun. There is about one inch of the seal that is exposed on the outside of the door. It will be interesting to see if it ends up being damaged from the sun. UV damage would apply to any product that is used."

"i bought the product because the guy who plows my driveway had one place to pile the snow, on the right side of the garage. what that meant was that everytime the snow began to melt it travel the path of least resistance (my garage entry). because of that i was constantly sweeping water from the garage. long story short, i purchased the product, was gateful it was so easy to install and have only had minor or no leaks ever since. i would recommend the product for sure."

"The Tsunami Seal went down well. It seems to be well made and perfect for the job of stopping water from seeping in under garage door seals. It has not yet been tested by the weather, but I expect it to perform well. I would recommend the option of shipping the seal and instructions without the sub par caulking gun and construction adhesive."

"Easy to put down. Hope it will keep the mice out - new housing development, and I seem to attract mice in the garage -- guess the builders didn't seal they garage door as well as they should have. Friends in Texarkana Texas told me about the Park Smart Garage Door Threshold Seal - they used it for their new home."

"Living in a climate that is cold during the winter months makes it hard to work in our garage. We could feel the cold air coming through the bottom of our door. The installtion of the Park Smart has helped keep the seal tight and the garage a bit warmer. Also, the installation was simple."

"The product looks good and does what I needed it to do - seal out the outside from my garage interior. Installation was pretty straightforward - except the Liquid Nails adhesive was incredibly difficult to squeeze out of the caulking gun. Maybe it had begun to set up a bit in the tube. Other than that issue - it is a good product - and I would buy it again."

"The threshold is working well. Since it's getting cold here, I laid the threshold out in my living room for a couple of days to straighten it out. I then waited for a 50 degree day to install it. Once concern I had was that the instructions stated that it was not made to adhere to an epoxy coated floor. Uh ohh. Well, I gave it a shot anyway with the provided adhesive and for the last two weeks, at least, it has held up fine. It's a cheap investment to prevent pricey water damage."

"Everything was good except the two (2) tubes of Liquid Nails had harden beyond use. Date of manufacture was August 2007.
Product was used as a water divergent strip on a driveway instead as a garage door seal."

"I have a small sheet metal fabrication shop with a very large overhead door in order to accomodate trucks, trailers and farm tractors. We had brought in enough fill to have the shop sit higher than the driveway, but over the years, it has settled and the driveway had pumped due to the amount of clay in it and to avoid the huge expense of digging out the whole driveway and lowering it and grading off the rest of the lawn, my wife spotted this on line and we decided to give it a try. Boy was I suprised! First heavy rain we had, the rain puddled out in front of the shop's overhead door and not a drop seeped under the door!! It is the first time that has ever happened. I would highly recommend this product to anyone who wants to have a dry concrete floor. It was easy to install and worth every penny we paid for it. Thanks!!
