"About 25 years ago, we installed a garage threshold strip on the floor of our garage. The strip did a great job keeping water and debris out of our garage. Suddenly, it ceased to be effective. We had a lot of water coming into the garage. After observing the siutation during a heavy rain, it appeared that water was seeping in underneath of the strip. My husband took off the old strip, and we ordered the Park Smart Garage Door Threshold Seal. It came quickly and with all the components needed for the installation. My husband carefully installed the new seal. We had high hopes that after installing the new strip that our garage floor would be totally dry after a big rain. Alas, there is still water coming in. The situation has improved, but we are still getting water in the garage after a substantial rain."

"We have had a problem with rain water entering our garage since the driveway was resurfaced....thanks to the "Park Smart Garage Door Threshold Seal" the problem has been solved!! It looks great and blends with the color of the garage floor--GREAT PRODUCT!!"

"My garage has leaked water under the door for 7 years we've owned it. I put your Park Smart Threshold Seal down and we had several storms, one so strong there were tornado warnings out with blowing wind and rain and we didn't get a drop in the garage. It is so nice to go out to the garage and not have 2 "big" puddles of water to shovel out. I have given your info to my neighbor who will be ordering one soon. One Very Pleased Customer!! Penny "

"This is the second Park Smart® Garage Door Threshold Seal I have installed. I installed them for both of my garage doors and my daughter's doors. They work great when you have a slight reverse pitch just outside of the doors. Or, where the wind blows rain in under the doors. Makes a good seal with the doors. I highly recommend them."

"I recently purchased a new garage door exceeding hurricane standards. Great door, however, my slab was slightly high in the middle on thus slightly low on both sides. The threshold seal did the trick, no water, no debri. The 16' length fit perfect, no cutting required. The brown color matched perfect with my paver driveway. Fast delivery. Top notch transaction."

"My Park Smart Garage Door Threshold Seal is exactly what I was looking for. I had done an extensive search on the web and Auto Anything had the best price and shipping deal. The only thing, on a negative side, is that I would have liked to purchase just the seal alone. I already had a caulking gun, in fact I have 5 of them and I already had the Liquid Nails. So it would have been more to my own advantage to have just been able to purchase the seal. That would have saved me a lot of money. It has not rained hard enough for me to tell if the product will work and keep water out of my garage, but so far I have not had any critters come in. I live in AZ and I am trying to keep scorpions, spiders and lizards from entering."

"I am very pleased with this threshold seal. It has compleatly eliminated my problem with rain blowing in around the outside edges of my garage door. Installation took about ten minutes."

"If you think this will replace the seal on the bottom of your garage door don't buy this seal. You will still need a decent bulb seal on the bottom of your door. Also, the caulk gun is junk. Use your own decent caulk gun and save your hands. The Liquid Nails is thick and doesn't come out easily with the gun supplied. The threshold is also a potential trip hazzard. Not as great as they make it sound, but it will suffice."

"The garage door threshold was somewhat easy to install, but the threshold and the new garage door bottom I purchased previously did not work together to close the gap on one end between my garage floor and garage door that is due to settling. I really needed the threshold slightly higher."

"For five years, I fought the flood in one corner of my garage. Every time it rained hard, I ran out to see if the "fix of the week" kept the water out. Nothing, until the Park Smart Garage Door Threshold Seal. I installed it in about a half hour, and in the following two weeks we had rain that caused floods throughout the entire area, except my garage!"

"Local garage door dealer wanted $6.50 per foot for the threshold. Park Smart beat that price and included the glue and the aplicator gun. The grey color also matches my garage floor. Excellent product at an excellent price. I would definitely purchase this product again."

"I live in South Florida where it rains heavily on an angle almost daily during June-October. My garage would always flood because the rain would come in under the bottom door seal and around the sides. After installing the Park Smart Threshold Seal and some some M-D flexible vinyl seals on the side, I no longer have water intrusion, even when pressure cleaning the driveway! The Polyurethane Adhesive is excellent for holding the Threshold in place. It is somewhat viscous and takes quite a bit of effort to squeeze out 3 rows of beading, so I suggest leaving the cartridges in the sun for about 30 minutes to soften the adhesive before use."

"Fantastic product. Easy to install. First heavy rain today trashing against the garage doors since installation. No more floods. Storm Shield is a high quality product, the kit contained ample supplies for installation. I applied extra adhesive and L cuts at the ends and I am glad I did for this was another point of rain entry. Highly recommend Storm Shield and AutoAnything.com. Thank you for a great product and speedy delivery."

"I had water coming into my garage due to the uneven concrete. I put the threshold down and it has stopped the water from coming in. It is a great product. In my opinion, a little pricey, but worth it to seal my garage."
