"I cut the Park Smart in an "L" shape at the ends. That allowed the entire garage door to make contact with the rubber and completely seal the area."

"I RECEIVED MY PARK SMART GARAGE DOOR THRESHOL SEAL LAST WEEK. I PUT IT ON THE FLOOR, I LOVE IT. I HAVE SHOWED MOST OF MY NEIGHBORS AND THEY LOVE IT ALSO. IT RAINED REALLY HARD NOT A DROP CAME THROUGH ON THE FLOOR. I LOVE IT SO MUCH BECAUSE I USE MY GARAGE FOR A LOUNGE NOW I DON'T HAVE TO WIPE UP WATER EVERYTIME IT RAIN. NO MORE BUGS OR ANY INSECT CAN COME IN. IT IS WORTH MORE THAN WHAT I PAID FOR IT. I WISH I HAD FOUND THIS ITEM SOONER."

"It lives up to what I read about and felt it would be. The kit is self-sufficient and it truly isn't hard to install. the worst part is how the hands feel after squeezing out two tubes worth of sealer on the strip!"

"Garage seal is not tremendously tall so if your cement slab is off by more than .5 inch or so then it will probably not seal very well. My slab is off more than 1" from side to side but doubt that is typical. Anyway the product was good and included a caulking gun and two tubes of liquid nails to seal it to the floor. Worked well so far but wish my floor was flatter."

"When we had our carport enclosed and enlarged to a two car two door garage, the floor of the existing carport side was not level, leaving a small gap between the door weatherstripping and the floor. The door company sold us a threshold at $4 a foot (9 foot door) and installed it for free. There was no gap between the new floor and door so we didn't get one there. However, after a recent Florida deluge, with rain blowing sideways, water came under the door without the threshold. At this point, the company would have charged us labor to install another threshold, so I researched on the web and Park Smart's Lifetime Warranty with the adhesive and caulking gun provided made it a winner. AutoAnything had the best price and provided excellent service. The instructions were clear and it was a breeze to install and the quality appears slightly better the one installed by our door store. No blowing rain yet but I can't see why it wouldn't perform any different the one we had already. And it has a Lifetime Warranty!"

Works Great

"I installed it 1 days before a rain storm and it worked great. Make sure you pressure wash the concrete underneath the seal before glueing it down. You should also use a circular saw to cut down the seal to fit between the garage door tracks. I also changed the weather seal on my garage door for nice perfect tight seal."

"Everything that was need for the installation was included in the box. The instructions were very clear and easy to understand. Including cleaning of the surface the job took one hour. It has really helped keeping snow and rain out of the garage. I would recommend the product to my friends and family."

"I tried all kinds of home remidies to stop my garage from leaking ,none worked . Now i have installed your seal per directions and WOW no more leaks at all.We had a real heavy storm and lots of rain right after i had installed the seal and it did not leak one drop! Also i have noticed that it keeps out a lot of dirt and leaves.The garage stays much cleaner now.This kit is worth every penny i spent on it . Many thanks"

"The Park Smart Garage Threshold Seal has solved my water seepage problem. My garage has an uneven concrete floor that tends to collect rainwater as it seeps under the door. This threshold seal works as advertised. It just rained for two days straight and not a drop got past my door! I'm happy now."

"I ordered only to begin with to see if it would fix my issue with gaps on the corners of each garage door. After installed there is very little light showing from the outside. I have order 3 more and once they are installed if I stop getting rodents in my garage it will be a huge success."
