Description

Whether your garage is a sanctuary or a storage facility, the Park Smart Garage Door Seal is a must. The door seal creates a water and weather-resistant threshold that blocks dirt, leaves, puddles and curious critters from calling your garage home. And, the seal helps stabilize garage temperatures for added comfort.

The door seal is made from a heavy-duty vinyl-polymer strip that bonds to your garage floor where it meets the door. The 3½” wide strip rises just enough—only ½”—to cut-off the crud without causing a trip hazard. Plus, roll-up doors, hinged doors and even walk-through doors can be sealed with the Park Smart system.

The kit’s complete with everything needed to stop the persistent onslaught of dirt and moisture sneaking into your garage. Installation is easy—taking only a few minutes to create an effective door-to-floor barrier. And, best of all, your Park Smart Garage Door Seal is backed by a Lifetime Warranty.

"The product arrived within 3 days. Everything I needed was in the box. I measured and using a pair of tin snips, I was able to trim the seal to what I needed. I roughed up the cement with a wire brush, cleaned it up and put down 3 beads of liquid nails. I then laid out the threshold and lowered the garage door to keep presure on the seal overnight. Fantastic! I have a very tight seal, no sunlight to be seen between the door and seal. This will keep out the snow. The only recommendation I have is that the liquid nails should be black."

"Reviewed instructions and installed stip with modifications. Former water issues were not due to water coming in under door, but from water hitting door and running into garage after running down the outside edges of the door. Purchased 18 ft kit for 16 ft door and created a dike around complete door opening at floor. On first check after installation, no water made it past the dike. Also instead of just running three beads of liquid nails adhesive on floor as instructions state (which could cause pockets of air to be trapped under the strip making it more likely to seperate in the future), I spread the adhesive evenly with a 1 1/2" putty knife within pre-marked floor area before laying the threshold seal down."

"Been fighting the rain for years, with it getting in my garage. The threshold seal really works. I just wish I installed it sooner. In addition, the service from AutoAnything was great. I ordered the seal kit on a Sunday morning (UPS Ground from CA to GA) and got it on that Friday. Due to the distance, I didn't expect it until the following week. So I am very pleased and will be ordering from you guys in the future."

The installation directions and pictures were confusing and seemed to contradict each other. We are not sure if it is installed the right way, but it seems to work. "Nice, complete kit, although I already have two caulk guns. The rubber is tough, which is both good (durable) and bad (hard to cut). Once installed, it does a good job keeping water out. Would like to recommend that you check the positioning of the seal a few times during the first two hours while the glue cures; the weight of the door on the sloping edge can make the seal slide around a little, and you want to keep it aligned properly."
