Whether your garage is a sanctuary or a storage facility, the Park Smart Tsunami Seal Garage Door Threshold Seal is a must. The door seal creates a water and weather-resistant threshold that blocks dirt, leaves, puddles and curious critters from calling your garage home. And, the seal helps stabilize garage temperatures for added comfort.
The door seal is made from a heavy-duty vinyl-polymer strip that bonds to your garage floor where it meets the door. The 3 1/2” wide strip rises just enough—only 1/2”—to cut-off the crud without causing a trip hazard. Plus, roll-up doors, hinged doors and even walk-through doors can be sealed with the Park Smart system.
The kit’s complete with everything needed to stop the persistent onslaught of dirt and moisture sneaking into your garage. Installation is easy, taking only a few minutes to create an effective door-to-floor barrier. And, best of all, your Park Smart Tsunami Seal Garage Door Threshold Seal is backed by a Lifetime Warranty.

The seal looks very good and was easy to cut to size. I unrolled it in the sun to heat it and it laid level on the floor. The sealant seems to work very well. Has not rained since installing but am sure it will stop the water seepage.

This seal was easy to install. I followed the instructions. I cut it to fit since my door is eight feet wide. Used the supplied glue. After 24 hours was able to drive over it. The product appears to be made well. As yet hadn't have a heavy rain, but it appears that it will prevent rain from seeping inside garage

Excellent! Make sure your follow the instructions carefully. Without the detailed instructions, this would have been a very difficult installation. I did two nine foot doors. The seals are thick and heavy, making them difficult to cut to size. The seals are thick and heavy, making them an effective, excellent seal. The adhesive is very effective. My heated garage now feels heated, now that the wind does not blow under the door. The Tsunami should be considered an permanent installation.

Put up a new garage/workshop last year with double garage doors. The lip on the concrete just wasn't high enough to keep the water out of the building (seeping underneath the garage door seals). Installed this product after dealing with puddles of water in my building for a year. First week I had it installed it came a heavy rain and the threshold seal kept it from getting under the garage doors. Worked perfect. No more puddles! Thanks !

Your package could use better instructions on the proper placement of the Park Smart Garage Door Threshold Seal. I was told that the placement of the seal wasn't in the proper place after I had it glued down to the concrete. Water still gets through and into the garage. The materials are "good", but lack of instructions was "poor".

The Park Smart Garage Door Threshold Seal is engineered to make a perfect seal and keep water from blowing in, under the door, during major rain storms. Also, the material it is manufactured from is far heavier and more durable than I thought it would be. On a warm day, roll it out for an hour so that it will completely flatten and become flexible. Make sure your floor is clean too. Just follow the instructions that comes with the Seal and you will not be dissappointed. Seriously, follow them to the letter. No cheating. These people have more experience with the Seals than you do. Do not try to reinvent their wheel.

Install was relatively easy it stayed flat after unrolling for the first time. I only needed one tube of caulk for my garage. So instead of two tubes, I would have preferred a higher quality caulk gun and caulk tube. Or just sell the rubber piece and advise you'll need to buy your own caulk.

Hey Nan, The garage door threashold seal is sold in various lengths, so it depends on how many feet you need to cover in each door opening. Thanks, Rob
