Whether your garage is a sanctuary or a storage facility, the Park Smart Tsunami Seal Garage Door Threshold Seal is a must. The door seal creates a water and weather-resistant threshold that blocks dirt, leaves, puddles and curious critters from calling your garage home. And, the seal helps stabilize garage temperatures for added comfort.
The door seal is made from a heavy-duty vinyl-polymer strip that bonds to your garage floor where it meets the door. The 3 1/2” wide strip rises just enough—only 1/2”—to cut-off the crud without causing a trip hazard. Plus, roll-up doors, hinged doors and even walk-through doors can be sealed with the Park Smart system.
The kit’s complete with everything needed to stop the persistent onslaught of dirt and moisture sneaking into your garage. Installation is easy, taking only a few minutes to create an effective door-to-floor barrier. And, best of all, your Park Smart Tsunami Seal Garage Door Threshold Seal is backed by a Lifetime Warranty.

I placed my order and in no time the product arrived. The high quality seal was shipped along with a caulk gun, enough liquid nails to more than cover the installation, and a straight forward instruction sheet. I followed the directions and now have a solid seal to prevent water flowing into my garage. Great product at a great price.

So glad I found this product. It literally took me 15 minutes to install.Every time it rained water would run under the garage door and there would be a small pool of water in the garage. Two days after I installed this product we had a storm that dropped 2 inches of rain in an hour and the garage was bone dry. Highly recommend this product.

Appears to be a quality item and looks as though it will function well. The caulking gun that came in the kit broke before half a tube was dispensed so any prospective buyers should plan to use their own gun. The seal went down easily and should keep water and snow outside!

This is the best! Very easy to install works great after 20 years of having a wet garage its dry if I would of known about this along time ago I would of save a lot of time sweeping the water out of the garage. High quality rubber liquid nails worked great on the cement. Works best if the cement is dry & clean. Makes a tight seal so water, critters, or anything else flying around can't get in.

Great product. Installation was difficult for me (an older female) only because I have no strength in my hands. Applying the Liquid Nails with the caulk gun was very hard for me to do, but I'm sure any man would have no problem at all applying the adhesive. End result is awesome though.

Best Garage door seal I ever installed. I will use them in all of my garages. The quality of the seal was outstanding and the installation was straight forward. The kit came with the a good adhesive and caulking gun. And having choice of colors was a plus

Garage doors leaked water terrribly any amount of rain would leak under the doors. But since I installed the Tsunami Seal no more water at all leaking. It's simple to install and definitely worth purchasing if your having a water problem.
