"I recently purchased a new garage door exceeding hurricane standards. Great door, however, my slab was slightly high in the middle on thus slightly low on both sides. The threshold seal did the trick, no water, no debri. The 16' length fit perfect, no cutting required. The brown color matched perfect with my paver driveway. Fast delivery. Top notch transaction."

"My Park Smart Garage Door Threshold Seal is exactly what I was looking for. I had done an extensive search on the web and Auto Anything had the best price and shipping deal. The only thing, on a negative side, is that I would have liked to purchase just the seal alone. I already had a caulking gun, in fact I have 5 of them and I already had the Liquid Nails. So it would have been more to my own advantage to have just been able to purchase the seal. That would have saved me a lot of money.
It has not rained hard enough for me to tell if the product will work and keep water out of my garage, but so far I have not had any critters come in. I live in AZ and I am trying to keep scorpions, spiders and lizards from entering."

"I am very pleased with this threshold seal. It has compleatly eliminated my problem with rain blowing in around the outside edges of my garage door. Installation took about ten minutes."

"If you think this will replace the seal on the bottom of your garage door don't buy this seal. You will still need a decent bulb seal on the bottom of your door. Also, the caulk gun is junk. Use your own decent caulk gun and save your hands. The Liquid Nails is thick and doesn't come out easily with the gun supplied. The threshold is also a potential trip hazzard. Not as great as they make it sound, but it will suffice."

"The garage door threshold was somewhat easy to install, but the threshold and the new garage door bottom I purchased previously did not work together to close the gap on one end between my garage floor and garage door that is due to settling. I really needed the threshold slightly higher."

"For five years, I fought the flood in one corner of my garage. Every time it rained hard, I ran out to see if the "fix of the week" kept the water out. Nothing, until the Park Smart Garage Door Threshold Seal. I installed it in about a half hour, and in the following two weeks we had rain that caused floods throughout the entire area, except my garage!"

"Local garage door dealer wanted $6.50 per foot for the threshold. Park Smart beat that price and included the glue and the aplicator gun. The grey color also matches my garage floor. Excellent product at an excellent price. I would definitely purchase this product again."

"I live in South Florida where it rains heavily on an angle almost daily during June-October. My garage would always flood because the rain would come in under the bottom door seal and around the sides. After installing the Park Smart Threshold Seal and some some M-D flexible vinyl seals on the side, I no longer have water intrusion, even when pressure cleaning the driveway! The Polyurethane Adhesive is excellent for holding the Threshold in place. It is somewhat viscous and takes quite a bit of effort to squeeze out 3 rows of beading, so I suggest leaving the cartridges in the sun for about 30 minutes to soften the adhesive before use."
