I live in Phoenix, and during the monsoon season hard rains would force water under my garage door. I installed the Tsunami Seal and only had to wait one day for it to be tested. We had the biggest rain storm of the season and not a single drop of water made its way into my garage. As others have mentioned, the caulking gun it worthless. I threw it in the trash and used my own.

My garage door leaked rain water into the garage for years. I installed the Tsunami Seal Garage Door Seal, it rained 4 inches the following week and no leaks. Thanks.

Everything needed was in the box. Installation was easy and went very well. Two people would be helpful when setting the threshold to keep other end from flopping into adhesive. Some mention should be made in sales literature that epoxied or painted floors will void manufacturers warranty on sticking. It should be installed directly on unpainted concrete. It has solved my water problems (migration from outside under the door seal).

$45 for a $10 piece of rubber and a very common-don't-need- it caulk gun and glue. If anybody else sold the rubber for a dime less I would buy theirs instead.

Fast processing and shipping, no problem there. The product is way overpriced for what it is that you get. Probably costs penny's to mass produce the weather stripping itself and the cocking gun and glue are maybe a few dollars more, you don't get almost $50 dollars worth of anything. The directions and installation are simple and straight forward. The weather strip seems to work OK but I still have a small amount of water seeping in on the ends. Going to try applying silicon there and see if that helps. Bottom line....it's an average product that costs way to much, but what doesn't these days! This website had the best price I could find.

Since I installed the garage door threshold it hasn't rained hard. The product didn't seal my garage door but that is due to the door not the seal. I'm sure this will help keep out debris but not so much water....time will tell.
