Not yet sure if this is going to work as promised. We had a serious thunderstorm a couple of days ago with the wind blowing hard out of the East, and I had to sweep water out of my garage afterwards. Will try to determine why the water got into the garage, but overall not pleased with this product at this time. Also as I read in other reviews, the caulk gun is extremely cheap to the point that I barely was able to finish the job with it.

I have had problems with rain coming in my garage since the house was new. I decided to try the Park Smart Tsunami Seal and it has done the trick. Even when we have had very strong winds the garage floor is still dry. It is working beyond my expectations.

This seal is high quality and best of all, if properly installed, it actually works. My wife and I, both in our mid seventies, have had a garage full of water every time the wind blew from the East and it was raining. We saw the Park smart Tsunami garage door Seal in a catalog sent from AutoAnything with a prior purchase. I placed my order and in no time the product arrived. The high quality seal was shipped along with a caulk gun, enough liquid nails to more than cover the installation, and a straight forward instruction sheet. I followed the directions and now have a solid seal to prevent water flowing into my garage. Great product at a great price.

Appears to be a quality item and looks as though it will function well. The caulking gun that came in the kit broke before half a tube was dispensed so any prospective buyers should plan to use their own gun. The seal went down easily and should keep water and snow outside!

The seal was simple enough to install. Bending to place the glue or crawling or keeling can be tiresome as is the caulking gun operation. Two or three mastic strips or other ready to place product would be a good value adder. After our most recent rain, water was kept out. When we raised our garage door water dripping from the bottom of the door ended up in the garage; a lot less than without the strip. Easier to know when car in completely in the garage by the "bump". Happy we purchased.

I installed this because we would get water in our basement garage from unusually hard rains. An extra 1/2" in this threshold would help keep water out. I purchased the 18 ft. and cut it in half for my two 9 ft. doors. There is a little extra length to cover any variations. I unrolled it and let the sun warm it up to relax it from being coiled up in the box. I would add that this will expand in the sun before gluing down. I recommend cooling it in the shade before cutting.
